House Painters in Hadspen
A river town with colonial buildings
Wikipedia describes Hadspen as a town on the South Esk River, 8 kilometres south-west of Launceston, with few commercial establishments and mostly residential and relatively recent buildings. It says the population was just over 2,000 and had grown rapidly from a few hundred in the 1960s. It also says the town has some heritage-listed properties and a few buildings from colonial times, including Entally House, built in 1819, the Red Feather Inn from the 1840s, a gaol of the same era, a weatherboard Uniting Church building completed in 1874 and the Anglican Church of the Good Shepherd.
A different council
Wikipedia says Hadspen is in the Meander Valley Council area, not the City of Launceston, so the City of Launceston's Local Heritage Register does not cover it. Heritage Tasmania's state register applies across Tasmania, and Heritage Tasmania says a minor works approval can be issued for works such as painting a place on that register. We cannot say whether your address is listed, so ask Meander Valley Council and Heritage Tasmania before you choose an external colour, particularly if your home is near the older buildings.
Mostly newer homes
Wikipedia says most of Hadspen's buildings are residential and relatively recent, and that its population has grown from a few hundred in the 1960s to just over 2,000. That suggests many houses are newer than those closer to Launceston, but we have no figures, so check your own house. Yakka Labour gives a single-storey brick veneer exterior at $3,500 to $8,000, and The Quote Yard estimates $5,000 to $12,000 for a single-storey exterior in Tasmania. Both are guides, not Hadspen quotes.
Travel and regional pricing
Hadspen is outside the city, and Yakka Labour's national table says regional rates vary and that travel fees are common outside towns. Its regional row for an interior repaint is $5,500 to $12,000. We cannot say whether a painter would add a travel charge for Hadspen, so ask each business whether the price includes travel and whether there is a minimum charge.
Flooding and the river
Wikipedia says flooding of the South Esk River has constrained transport in Hadspen for much of its history, and that unusually high floods can cut the highway on the town's east. That is a history of the town, not advice about your property. If your house has been wet, ask a painter what they would do about damaged plaster or timber before painting, and whether that is in the price. Yakka Labour says preparation is most of a good paint job.
Older buildings and old paint
For a colonial or older property, Yakka Labour gives a heritage home with verandahs and fretwork at $15,000 to $35,000, and says homes built before about 1970 may have lead-based paint in older layers. It says a painter should test suspect paint and use lead-safe methods. We cannot say how old any home here is. Ask how paint would be tested and handled.
Weather
The Bureau of Meteorology's Launceston Airport station shows about 617 millimetres of rain a year over about 82 rain days. We have no figures for Hadspen, which Wikipedia places on a river flat near the confluence of the South Esk and Meander rivers. Yakka Labour says paint should not go on exterior surfaces in rain, heavy dew, strong wind or extreme heat, so ask how damp mornings near the river would be handled.
