It says the area was opened up for development in the 1960s with considerable growth in the 1970s and 1980s, and that it contains a mix of large, older-style family homes with patches of more modern homes, mostly in the central-eastern portion. It describes a flat-topped plateau 60 to 80 metres high above the North Esk River valley. Large homes mean more surface area to paint, but the article gives no wall materials.

Why larger homes cost more

Yakka Labour says home size, surface condition, preparation, height and paint quality set the price, and gives a four-bedroom single-storey interior at $8,000 to $15,000 and a four to five-bedroom two-storey interior at $11,000 to $22,000, including GST. For exteriors it gives a two-storey brick or rendered home at $10,000 to $22,000 and a two-storey weatherboard at $16,000 to $32,000. For a two-storey home, Yakka Labour says upper walls need scaffolding, a boom lift or ladders with proper fall protection, and a worked example in its guide lists $1,800 for a boom lift on a two-storey rendered home. It says exterior painting at height is a common source of falls and that professionals should use access equipment rather than leaning ladders for long periods. Ask each painter what is included for the upper walls and the eaves, and do not accept a price that is silent on access.

Older homes and old paint

Because Wikipedia says development began in the 1960s, some homes here were built close to the date when Yakka Labour says lead-based paint may be present in older layers, which it gives as before about 1970. We cannot say how old your home is. Ask how suspect paint would be tested and handled, and get the answer in writing. Yakka also says fibro eaves in homes built before 1990 may contain asbestos, and that sanding or scraping it is not.

Roofs on bigger houses

A larger roof raises the figure for coating. Yakka Labour gives $15 to $35 per square metre and a 250 square metre single-storey roof at $4,300 to $8,700, with $6,500 to $11,500 for two storeys, and it says small roofs cost more per square metre than big ones. It says paint does not fix leaks and that failed ridge pointing or many broken tiles should be repaired first. Ask for the roof's condition to be written into the quote.

Weather on the plateau

The Bureau of Meteorology's Launceston Airport station shows about 617 millimetres of rain a year, about 67 days with a minimum of 2 degrees or lower and about 31 days at or below zero. We have no figures for Norwood's plateau, and Wikipedia says only that Launceston winters are renowned for foggy mornings. Yakka Labour says paint should not go on exterior surfaces in rain, heavy dew, strong wind or extreme heat, so ask how the painter handles dew.

Reserves, schools and everyday surroundings

Wikipedia lists Punchbowl Reserve and Carr Villa among Norwood's features, with Norwood Primary School and Queechy High School serving the area. It does not say how close any of them are to a given street. For a family home near a school, ask each painter about working hours, how ladders and paint are kept away from children and pets, and when rooms can be used again.
