What the published prices say

Yakka Labour, whose roof painting guide we read on 31 October 2026, says roof painting costs about $15 to $35 per square metre including GST, so a single-storey home with 150 to 200 square metres of roof pays about $3,000 to $7,000 for cleaning, a sealer or primer and two top coats. It gives concrete tiles at $18 to $35 per square metre, steel at $15 to $30 and unglazed terracotta at $20 to $35, and its Hobart row is $16 to $33 per square metre, with a short reliable painting window. Small roofs cost more per square metre, and it says most painters have a minimum charge of about $1,500 to $2,000. None of this is a Launceston quote.

Painting is not repair

Yakka Labour says paint does not fix leaks. It seals and protects the surface and changes the colour, but it will not hold a loose ridge cap in place or stop water getting through a cracked tile or a rusted valley. It suggests asking the roofer or painter to confirm that the ridge pointing is sound, that only a handful of tiles are broken and that a steel roof has no rust-through. If any of those fail, it says to budget for repairs first, and that painting over failed pointing or many broken tiles is money spent in the wrong order. Ask each business to say what condition it thinks the roof is in before it gives a price.

Asbestos roofs

Yakka Labour says asbestos cement roofs cannot be pressure cleaned, because high-pressure water spraying of asbestos is prohibited under work health and safety regulations, and that the roof should be tested before anyone quotes. It lists fibre cement sheet as post-1990 and tested asbestos-free. We cannot say whether your roof contains asbestos. If the roof is older than that, or you do not know its age, ask for testing to be dealt with before a price is given, and do not let anyone start cleaning until you have an answer.

Gutters, downpipes and local work

Repainting gutters and fascia is a painter's job, but replacing gutters or downpipes may not be. needatradie's Tasmanian guide says electrical, plumbing including roof drainage and gas fitting work need a licence whatever the job is worth. If a quote includes replacing roof drainage, ask who does that part, and look them up on the occupational licensing register yourself. We cannot say whether a licence applies to your job, so ask Consumer Affairs Tasmania or Building Standards Tasmania if you are unsure.

Weather and timing

The Bureau of Meteorology's Launceston Airport statistics show about 82 rain days a year, about 67 days with a minimum of 2 degrees or lower and about 31 days at or below zero. Wikipedia says Launceston winters are renowned for foggy mornings. Yakka Labour says a two-person crew usually spends two to four days on a 200 square metre single-storey roof and that its Hobart row has a short reliable painting window. Ask each business when it would plan the work and what it would do if the roof were damp.

Questions to ask each business

  • What condition is the roof in, and what would need fixing before painting?
  • Has the roof been tested for asbestos, and who decides?
  • Which cleaning, sealer and coating products and how many coats are quoted?
  • How will the roof be reached, and what edge protection is included?
  • Are solar panels, windows and cars masked?
  • Does the price include gutters, fascia and downpipes?
  • Who does any roof drainage replacement, and are they local?
  • What is the payment schedule, and what is the deposit?

Before you accept

Compare at least two written quotes for the same roof, and check that each names the products and the coats. Yakka Labour says one-coat jobs and skipped sealers are the usual shortcuts on a low price. Ask what experience and insurance the business can show you, and keep the quote, the photographs and your messages.

How much does roof painting cost?

Yakka Labour gives $15 to $35 per square metre, so $3,000 to $7,000 for a typical single-storey roof of 150 to 200 square metres. It is a national guide, not a quote.

Does painting a roof stop leaks?

Yakka Labour says paint does not fix leaks and that repairs should come first.

Can an asbestos roof be cleaned?

Yakka Labour says high-pressure water spraying of asbestos is prohibited, and the roof should be tested before anyone quotes.

Is a licence needed for gutters?

needatradie says plumbing including roof drainage needs a licence. Repainting existing gutters is a different job.

How long does a roof paint job take?

Yakka Labour says two to four days for two people on a 200 square metre single-storey roof.
